DTC has crafted special housing environments for students, the elderly, low income, and mentally and physically handicapped residents. Support facilities include community rooms and lounge areas, study rooms, recreation areas and pools, food service and full cafeterias, as well as support signage, special lighting and communications. Hands-on experience with the labyrinth of HUD guidelines allows the project team to hit the ground running. New or renovated residential living communities have been designed for developers, municipal and state agencies, not-for-profit community action agencies and divisions of the military. 

Our mechanical, electrical, structural and civil engineering professionals work closely with the architect to define the needs of the proposed users as they relate to residential unit size, circulation, recreation, food service and emergency support systems. These parameters need to be balanced with the owner's occupancy schedule, program budget, maintenance and operational costs to assure initial and long term project viability. DTC participates extensively in the design process as well as in the exploration of value engineering alternatives by our in-house construction engineers and estimators.
